Genoa (Carson Valley Homes), located on Foothill Rd right at the base of the Carson Range of the Sierra Nevada is the oldest settlement in Nevada, dating back to 1851.The village retains most of its pioneer days' charm. A mile or so south of Genoa is David Walley?s Resort, a time share development on natural hot springs.  The original  Walley's opened in the 1860s.

Homes in Genoa are generally at the upper end of the valley price range, with panoramic views of the lush Carson Valley and the surrounding mountains. The setting is spectacular! Genoa Lakes is a relatively new development combining a Championship Golf Course with a high quality, gated residential community. Homes are sited to take best advantage of the natural beauty and a few custom home lots are still available to allow buyers to build their own designs. Many exceptional homes are available as resales or as custom built new homes, from about $375,000 to $1.5M+.

Jack's Valley (Carson Valley Homes): at the northwest end of Carson Valley, is a wide green panorama backed by tall peaks. The development of Alpine View is elevated over the valley with views of the valley and mountains to the south. The homes are on larger lots and many have "Estate" like settings and prices from $450,000 to $1.5M+. East of Alpine View is a residential area surrounding Jack's Valley Elementary School. Most of the homes are on larger lots, allowing them to be "horse properties". Prices are $200,000-$400,000. On either side of Hwy 395 are Indian Hills,  Silvercrest and Sunridge with homes from $125,000+ in Indian Hills up to $400,000+ for Sunridge homes on view lots.

Johnson Lane (Carson Valley Homes): Located within a 2-3 mile radius of Minden-Tahoe Airport. it includes a wide variety of home and lot sizes, ranging in price from about $200,000 to $700,000+.The terrain is a variation of sagebrush and desert hillside. The newer homes are very good value and the prices start from $300,000 and go up to about $600,000+. The views to the west are of the entire Sierra and to the east, the Pinenut Mountains. 360 degrees of spectacular! Building lots with a view are occasionally available from $100,000   for  1+ acre with services in place.

Most Foothill Rd homes are in the $400,000-$800,000+ range, up to $2,500,000 and more for estate settings. Land may be bought from about $175,000 per acre for building lots depending on the location and view. Genoa Lakes  building lots are occasionally available from $175,000+ depending on the golf course frontage. Along Foothill Rd. south of Genoa are Mottsville, Sheridan and Centerville. These areas have reasonably priced homes beginning at $375,000 and going to $2m+.

Minden (Carson Valley Homes): At the north end west of Hwy.395 is Westwood, a development of new to 5+ year old homes. Good value (about $150+/sq.ft) although some may be bought for less. Low maintenance Patio Homes are $170,000+ and other home styles start around $250,000

Winhaven is on the east side of 395 and is about 5% higher priced than Westwood. The CC&Rs, together with a strong Homeowners Assn. have the area looking very good! It is quiet and peaceful and the homes are built around park land with a number of ponds. The development was completed in 2001 and homes are available up to about 15 yrs. old. Prices are about $150+/sq.ft. A number of very attractive "Patio Homes" are also available from $200,000 to $250,000

The town of Minden has a few affordable older homes available at most times, a few areas of homes in the 5-10 yr old range at various prices and some condo townhouses starting around $175,000. Older homes are at premium prices.

Gardnerville (Carson Valley Homes): One of the most recent developments in downtown Gardnerville is Chichester Estates, where  3 builders created a selection of models from entry level up to "Estate Homes", although the project is almost complete and most models are sold out. $180,000 to $400,000+. The Ranchos area south of Gardnerville is where the bulk of our valley population lives and offers a wide range of affordable homes of ages ranging from new to 25+ yrs. generally smaller homes on smaller lots with prices from around $130+sq.ft. A few condo townhouses are available from $80,000 up and 2,3,4 plexes available at $230,000-$400,000. 

South of Minden and west of Gardnerville are Pleasantview and Silveranch, Country Lane and Chambers Field. These contain a variety of higher quality homes from $350,000 up. The further from town, the bigger the lots can be. Country Lane has 5 acre lots with homes from $400,000 up to $1M+. Pleasantview has homes on 12,000 sf. lots. $325,000-$650,000 with a final phase of premium homes from $700,000. The area lives up to it?s name. The views from all of this end of the valley are spectacular.

In addition, the development of Rocky Terrace has homes on approx .25 acre lots starting around $400,000 and Greg Lynn Construction, the builder of Pleasantview has started a new Premium Quality development called Rainshadow Ranch. Homes here are in the $700,000+ range.

East Valley, Ruhenstroth. Lots of SPACE/ $. There are some sizable properties available at reasonable prices - and some of the most exceptional homes in the valley are found in the developments  Wildflower Ridge, and Willow Creek. The views are of the entire Sierra side of the valley. Most are on more than 1 acre and 5+ acre lots are common.  Fish Springs and Ruhenstroth are especially popular with horse owners, having at least a 1 acre lot!

Colorful History for Dayton Nevada Home Owners

Dayton Nevada is at the west end of the 26 Mile Desert at a bend in the Carson River. A very long time ago, immigrants stopping there for water would consider whether to follow the river south or continue west, giving the location its first name, Ponderers Rest. In 1849, Abner Blackburn, while heading for California, discovered a gold nugget in nearby Gold Creek, one of the tributaries of the Carson River. By 1850, placer miners settled at the mouth of Gold Canyon, working sand bars deposited over the millennia along the path of the creek. Because many Chinese immigrants eventually lived there, some called the community "Chinatown," but it also went by several other names. In 1861, the town officially adopted the name Dayton Nevada, after John Day, a local surveyor.

Throughout the 1850s, Dayton Nevada served as the commercial hub for miners working in the canyon. With the 1859 discovery of the Comstock Lode, newly-founded Gold Hill and Virginia City, six miles to the north, assumed prominence. Dayton Nevada prospered by milling ore, using water from the Carson River. In 1861, Dayton became the governmental seat for Lyon County. Its 1864 courthouse was one of the first in Nevada. The 1869 opening of the Virginia & Truckee Railroad shifted ore processing upstream to Brunswick Canyon, but Dayton continued to serve as a center of commerce and government.

During the 1860s, Dayton Nevada's population eventually surpassed one hundred and finally reached a peak of nearly 600 in 1910. In 1909, fire destroyed the Lyon County Courthouse. Residents of the growing agricultural community of Yerington to the south called for a shift of the Lyon County seat. This occurred in 1911, leaving Dayton with a shrinking economy and population. By the 1920s, the Lincoln Highway was bringing some tourists to Dayton, but the town remained a quiet reminder of a time when Nevada's gold and silver strikes captured national attention.

In 1961, Dayton Nevada won fame as a setting for John Huston's film, The Misfits, the last movie appearances of Clark Gable and Marilyn Monroe. Beginning in the 1990s, Dayton experienced phenomenal growth as residential development expanded on the east side of the Carson River. The historic part of Dayton is within the Comstock Historic District, featuring a small but impressive main street, the monumental Odeon Hall, and a fine local museum located in an 1865 schoolhouse. Dayton claims the designation of Nevada's oldest settlement, a title disputed by the residents of Genoa. Miners residing at the mouth of Gold Canyon noted Colonel Reese and his party passing along the Carson River as they headed for the Sierra foothills to establish Mormon Station, later called Genoa. Today's residents of Genoa point to the region's first post office and several other attributes of stability, correctly noting that their community deserves the title of "Nevada's first town."
